What do you check during a roof inspection?
Every slope, every penetration, the gutters and, if there is a leak, the attic.
- Shingles: hail bruises, cracks, missing granules, lifted or missing tabs, wind creases
- Flashing at chimneys, walls, skylights and valleys
- Pipe boots, vents and ridge caps
- Soft or sagging decking
- Gutters, downspouts, fascia and soffit
- Attic signs of leaks or poor ventilation, when needed
What do I get after the inspection?
Photos of what we found and a plain-English recommendation. That might be "no work needed," a small roof repair, help with an insurance claim after hail, or a roof replacement estimate with a project total if the roof is at the end of its life.
When should I get a roof inspection?
- After any hailstorm or high-wind storm in your area
- When you see a water stain, a drip or a sagging ceiling
- Before buying or selling a home
- When your roof is 15 years or older
- Once a year as routine maintenance

Is your roof inspection really free?
Yes. Our roof inspections are free, with no obligation. You get photos of what we find and a straight answer about whether anything needs work.
How long does a roof inspection take?
Most single-family homes take under an hour on site. Larger or steeper roofs can take longer.
Do I need to be home for the inspection?
It helps, so we can show you photos and answer questions, but it is not required for an exterior roof inspection. If we need to check the attic for a leak, someone needs to be home.
How often should I have my roof inspected in North Texas?
Once a year, and again after any storm with hail or high wind. A quick check after a storm can catch damage while it is still easy to claim and repair.
Will you tell me if I don't need a new roof?
Yes. If your roof is in good shape, we tell you. If a small repair fixes the problem, we recommend the repair.
Do you inspect roofs for home buyers and sellers?
Yes. We can inspect a roof before you list or buy and give you photos of its condition.
